  • A diagnostic conversation with Pip. Fifteen to twenty minutes. We work out what you’re actually trying to do.
  • Three or four, picked for your project. Pip tracks 180+ London architects and builders — their planning record, their work, the way past clients describe them. When you brief her, she picks the ones that fit what you’re trying to do. Not Pip’s top picks. Not a directory dump.
  • Pip books the site visits and gets every firm the same drawings. She coordinates diaries, sends the existing plans, surveys and constraints to each shortlisted firm, and makes sure they’re all quoting the same thing. So the numbers you get back are comparable.
  • Pip reads the quotes with you and helps you choose. Line by line. Where they differ, where one’s padded, where another’s missing scope, what to push back on before you sign — and, when you’re ready, which of the three she’d lean toward and why.
  • A quiet monthly digest, for as long as you want one. Planning activity on your street, sold prices, anything worth knowing about the area.
Not actively planning? Pip will quietly stay in the background and only nudge you when something on the property or in the public record genuinely warrants it. No drip campaigns.

When do professionals pay?

When the homeowner signs a contract with you. A single invoice is issued at contract signing, payable within 30 days. Until that contract exists, you pay nothing — not for the introduction, not for the dashboard, not for the directory. No win, no fee.

What’s the refund policy?

If the homeowner withdraws within 60 days of contract — for any reason, including a change of mind — we refund the full fee. If the project is later abandoned mid-build, we don’t refund, because by then you’ve done the work the homeowner contracted you for.

Do homeowners pay anything?

No. Not now, not later. Pip is free for homeowners and there is no plan, no tier, no premium upgrade. The model is funded entirely by the professional-side fee paid only on signed work. If a homeowner is ever asked to pay us anything, the brand is broken.

How does this compare to agencies?

Architectural and design-and-build BD agencies typically charge 8–12% of professional fee, sometimes layered with retainers. Lead-gen platforms charge per-intro or per-month regardless of conversion. Po is 4% of fee, only on win, with no retainer, no per-intro charge, and a capped maximum per project. The trade-off: fewer intros, properly briefed, that actually convert.

Is there a minimum commitment?

No. There’s no contract length, no notice period, no minimum number of intros you have to take, and no fee to leave. If you decide Po isn’t for your practice three months in, your listing is removed, your data is deleted on request, and any open intros complete on their own terms.

What about contract or design-only work?

Architects on a fee scheme pay 4% of the signed RIBA fee. Design-and-build firms (where the “fee” is bundled into the build) pay 1% of the total signed contract value. Builder-only or contractor-led jobs use a flat £1,200 on signed work above £100k. Cap of £25,000 applies in every case.

Can I be promoted in the ranking?

No. Ranking is calibrated on real performance — conversion rate, repeat business, quote-to-final variance, post-completion homeowner feedback. Behaviour moves you up; behaviour moves you down. There is no paid promotion tier. There never will be. If we ever introduce one, the directory stops being worth your trust and ours.
